Access Statement for 7 Riverside Cottage, Burcot, Abingdon, Oxfordshire, OX14 3BY, UK


Introduction

Our self-catering apartment is on the first floor of a converted Mansion House sat along the River Thames at Burcot. We have tried to provide as much information as possible in this statement but if you have any further queries please call. We look forward to welcoming you!

Pre-Arrival

•We have a website at www.abingdonapartments.co.uk with information and photos of the apartment.
•Bookings/enquiries can be made via email or telephone.
•The nearest bus stop is 0.5 miles away from the entrance.
•The nearest train station is 5.8 miles away at Didcot Parkway.
•The apartment is approx 46 miles from Heathrow airport.
•You will be met on arrival and shown around the apartment and the apartment information pack will be pointed out.
•A welcome pack will be provided including tea, coffee, milk, sugar, bread, butter, jam or marmalade, tinfoil, clingfilm, salt and pepper. Toiletries including bath bubbles, shower gel, handwash, toilet rolls and tissues are provided. There is also a pack of cleaning materials.

Arrival & Car Parking Facilities

• Entrance from the main road (A415) is through self operating electric gates and signposted 'Riverside House'.
• There is a resident's only car park in front of the mansion house with an allocated car parking space. The location will be pointed out on arrival.
• The car park is levelled tarmac and flat and even.
• The apartment's entrance is to the left of the main house, 31m from the carpark space.
• There is a short pathway from the carpark to the shared front door. It is 3m long and is made of paving slabs which are even and level. The path is 86cm wide but narrows to 66cm wide at it one point.
• The path rises on a shallow gradient by 16cm over 2.3m up to the shared front door which is on the left. There is a step up 15cm high with a further step up 6cm high over the threshold.
• The shared door is clearly marked with the numbers ' 5' and ' 7'.
• The shared front door has a mortice-type lock 100cm high on the right which must be unlocked first and a latch-lock 139cm high on the right. The door opens inwards with hinges on the left. Keys are provided on arrival.
• The doorway when opened is 99cm wide.
• The shared doorway leads into a shared hallway which leads directly right and is 92cm wide.
• There is a lightswitch 140cm high directly on the right wall as you enter.
• The shared hallway is carpeted in a dark colour contrasting the light coloured walls and is 84cm wide. There is a small step up 3cm high 1m along the hall with the apartment doorway 1m further along in the left.

Main Entrance

• The main doorway to the apartment is clearly marked ' 7', is 76 cm wide and has two locks, one at 81 cm high the other at 125cm high, again, keys are provided.
• The lower lock is a mortice-type and should be undone first (using the large gold key), the upper is a latch-type (using the hexagonal key). Once undone, the door handle (87cm high) presses downwards and the door opens inwards and is hinged on the right.
• There is a 6cm step over the threshold into the apartment's private hallway.

Hall, Stairs, Landing

• There is a lightswitch directly on the wall to the left at 130cm high and operates both the downstairs and upstairs lights.
• The hallway floor is tiled and even and level.
• 142cm directly ahead is a storage cupboard with a door hinged on the right, opening out, 63 cm wide, which contains the fusebox, an ironing board and a vacuum cleaner.
• The hallway is 180cm wide. Directly to the left is another storage cupboard with a door that opens inwards, has a 56cm opening with hinges on the left.
• Adjacent to the fusebox cupboard on the left is the stairway to the main apartment.
• The stairs are 82cm wide with a lift of 20 cm. The stairs are carpeted in a short-pile carpet in a light colour. After 4 steps up there is a 90 degree turn left by means of two triangular stairs (82cm deep on the right, 0cm deep on the left), and after another 4 steps up there is another 90 degree turn left again by means of two triangular stairs (82cm deep on the right, 0cm deep on the left) . There are 17 steps in all.
• At the top of the stairs is a small landing 90cm long and 123cm wide.
• A lightswitch is on the left and operates both the downstairs and upstairs lights.
• A doorway with a handle at 88cm high on the right opens inwards with a 65 cm width and leads to the main hallway.
• The main hallway is a minimum of 80cm wide and is 7.3m long and is carpeted with short pile carpet in a light colour.
• Directly on the left is a doorway to a cupboard concealing the boiler and central heating. The door opens outwards with hinges on the left. The central heating controls are on the left at 140cm, the water stop-cock is on the left at 27cm high. A shelf at 152cm has cleaning equipment and iron.


Lounge

• At the far end of the hallway there are three steps up, 20cm high and 86cm wide, carpeted to match the hallway.
• There is a secondary hallway lightswitch on the left wall at 137cm above the level of the top step
• At the top is the doorway to the lounge.
• The doorway is 72 cm wide, is hinged on the left and opens in by means of a handle on the right 88cm above the level of the top step.
• Entering the lounge, the lightswitch for both the chandeliers and sidelamps is on the obscured side of the entry wall to the left at 136cm above floor level.
• The lounge is carpeted to match the hallway and there is 3.94m clear ahead as you enter. Turning left once you have entered the lounge, the room is 5.14m in length.
• There are two 2-seat sofas against the opposing walls left and right, with 2m between them.
• Two small and lightweight coffee tables sit in the space between the two sofas, each 40cm square and 44cm tall. both are easily moveable.
• Either side of the left hand sofa are side tables with lamps, operated by slide switches on the bulb fittings and also by the lightswitch on the entry wall.
• In between the doorway and the left sofa is a round wooden table, 87cm diameter, 73cm high and the 'Information Pack' is kept here. There are two un-covered wooden chairs with a 50cm seat height.
• At the far end of the room under the window overlooking the grounds and river is an un-covered wooden window seat, 170cm wide and 45 cm deep, 42cm tall.
• The TV cabinet is in the far right corner of the room and houses a 22'' TV with a combined video/DVD player/recorder

Laundry

•Bedlinen and Towels
•Upon moving in we will agree a mutually convenient time and date to change your towels and bedlinen.
•On this date please place the following in the white laundry bag:
• - All bathroom towels
•- All bathroom mats
•- All pillow cases (top ones, not the white protective ones)
•- All duvet covers
•- All white flat sheets
•Please leave unused towels beside the laundry bag.
•Upon collection of the above we will remove all the dirty laundry, make the beds up with fresh linen and leave you a clean set of towels each and bath mats.
•We respectfully ask that you do not remove the towels from the apartment for any other use.
•We also ask that you do not wash the bath towels or bedlinen yourselves under any circumstances.
•A washer/dryer is provided in the kitchen for your personal laundry, instructions are in the information folder.

Leisure Facilities

• There is a tennis court in the grounds of the Mansion House for the use of the residents.

Bedroom

• 6.4m along the main hallway on the left is the doorway to the bedroom.
• The doorway is 71cm wide, is hinged on the left and opens inwards with a handle on the right 86cm above floor level.
• The lightswitch is directly on the wall on the right at 136cm high.
• The bedroom is carpeted to match the rest of the apartment.
• As you enter the bedroom there is a wardrobe-over-drawer unit to the right. It has two hanging sections 40cm wide with 108cm hanging length with the rail 170 above floor level. 11 wooden hangers are provided. A third section houses shelves at 65cm 120cm and 180cm height, all 40cm wide. There are eight drawers below, the lowest at 24 cm the higher at 47cm.
• Against the wall on the right past the wardrobe is a dressing table with a lamp. The switch is a slide-type on the bulb fitting. An un-covered wooden chair with a 50cm seat height is provided and a large mirror sits on the wall behind.
• A second wardrobe 85cm wide, with a rail 150 cm high and 120cm hanging length in against the far wall to the right and has a storage shelf above the hanging rail at 157cm high.
• The double bed is against the left wall and is 6ft 6'' long and 5ft wide.
• There is a gap of 125cm between the foot of the bad and the dressing table.
• To the left of the bed is a gap 45cm wide to the en-suite wall with a bedside table with lamp which is operated by an inline switch.
• To the right of the bed is a gap 80cm wide to the wall with a bedside table with lamp which is also operated by an inline switch.

En-suite shower-room

• After entering the bedroom, the en-suite is on the left accessed through a door at 45 degrees.
• The lightswitch is outside the en-suite on the right-hand side of the doorway at 136cm high.
• The doorway is 65cm wide, opens outwards with hinges on the left and an handle on the right at 87cm high.
• The toilet is 75cm ahead of the doorway and has a 41cm high seat.
• The en-suite is carpeted to match the rest of the apartment.
• To the right through the doorway is the basin. It stands 77cm high, has an electric shaver socket on the left at 147cm high with a mirror behind 59cm wide by 115cm tall with a bottom edge 115cm above floor level. There is a 44cm cap between the wall to the right and the shower cubical to the left.
• The shower cubical is 90cm wide by 75 cm with a concertina doorway with a 60cm opening.

Self-Catering Kitchen

• 1m along the main hall way on the left is an open plan kitchen.
• The kitchen is lit with four spot lights and under-eye-level-cupboard lights.
• The kitchen lightswitch is 138cm high, on the wall 3.4m along the hallway.
• There is a 1cm step down from the carpeted hallway to a laminate floored kitchen area.
• The kitchen floor area is 195cm wide by 230cm deep.
• The 1 1/2 sink is straight ahead, is 15cm deep with a drainer to the left and sits over a washing machine on the left, a utility cupboard central and a dishwasher to the right.
• The sink and worktops are 90cm high.
• To the right is the hob and drop front oven with a lowest rack of 40cm from floor level.
• Either side of the oven are cupboards with drawers above, under the worktop.
• There are three eye-level cupboards with a bottom shelf of 140cm above floor level.
• A fridge-freezer sits to the right of the kitchen. The freezer is the lower part, has five drawers, the highest at 72cm. The fridge starts at 90cm from floor level.
• In the kitchen is a 74 diameter round breakfast table with two 50cm high wooden chairs with cushions attached.
