Access Statement for 35 Marina Way, Abingdon, Oxfordshire, OX14 5TN, UK


Introduction

Our self-catering apartment is on the second floor of an apartment block situated in Abingdon's Marina area. We have tried to provide as much information as possible in this statement but if you have any further queries please call. We look forward to welcoming you!

Pre-Arrival

• We have a website at www.abingdonapartments.co.uk with information and photos of the apartment.
• Bookings/enquiries can be made via email or telephone.
• The nearest bus stop is 0.5 miles away from the entrance.
• The nearest train station is 8 miles away at Didcot Parkway.
• The apartment is approx 55 miles from Heathrow airport.
• You will be met on arrival and shown around the apartment and the apartment information pack will be pointed out.
• A welcome pack will be provided including tea, coffee, milk, sugar, bread, butter, jam or marmalade, tinfoil, clingfilm, salt and pepper. Toiletries including bath bubbles, shower gel, handwash, toilet rolls and tissues are provided. There is also a pack of cleaning materials.

Arrival & Car Parking Facilities

• There is a resident's only car park in front of the apartment block with an allocated car parking space which is clearly marked '35'.
• The apartments are clearly numbered on the outside of the buildings.
• The car park is levelled tarmac and flat and even.
• The distance from the allocated car parking space to the pathway that leads up to the shared front door of the apartment block is 13.7m.
• There is a step up onto the pathway leading to the shared doorway 15cm high, 90cm wide and 45cm deep. This is followed by a second step up 14cm high, 90cm wide and 130cm deep. There is then a short pathway, 4.2m in length up to the doorway, 90cm wide all the way. The pathway is made of paving slabs which are even and level.
• The last 3.3m of the path rises on a shallow gradient by 20cm up to the shared front door.
• The shared outer door is 77cm wide, is hinged on the left opens inwards. This is not locked. The door is a fire door with an assisted closer and is quite heavy.
• The outer doorway is well lit at night.
• There is a 2cm raised threshold into a shared hallway. The hallway is 142cm long, is short-pile-carpeted in a dark colour contrasting the light coloured walls and leads to another shared door.
• This inner front door has a latch-type lock 85cm high on the right (the key, one with a rounded head, will be provided) the door opens inwards with hinges on the left.
•The doorway when opened is 70cm wide. This door is a fire door so is heavy and again has an assisted closer.
• There is a lightswitch 114cm high directly on the right wall as you enter. The light turns off automatically.
• The doorway leads to a shared hallway which is carpeted in a short pile carpet in a contrasting colour to the light coloured walls. 1.4m into the hallway on the right is the stairway up to the first floor. There are 16 steps up, each rising 16cm and are 79cm wide. The stairs are carpeted to match the hallway.
• The first floor landing is 84cm deep and 177cm wide leading to a landing hallway 82cm wide and 4.8m long. this leads to the second flight of 16 stairs again with a 16cm rise and 79cm width.
• The second floor landing is 90cm deep and 180cm wide and leads to a shared door.
• There is a lightswitch on the right of the door at 114 cm high witch switches off automatically for the decent down the stairs when leaving the building.
• The shared doorway is 70cm wide, is hinged on the left and opens outwards by means of a pull handle. It is a fire door, is quite heavy and has an assisted closer.
• The doorway leads to a small shared hallway 135cm deep and 210cm deep.
• Directly to the left is the apartment's doorway, clearly marked '35'.

Main Entrance

• The main doorway to the apartment is 78 cm wide, is hinged on the right and has two locks, one at 99 cm high the other at 131cm high, again, keys are provided.
• The upper lock is a mortice-type and should be undone first (using the large gold key), the lower is a latch-type (using the hexagonal-headed key). Once undone, the door handle, 105cm high presses downwards and the door opens inwards. The door is a fire door so is quite heavy and it has an assisted closer.
• There is an 8cm high step, 10cm deep and 2cm down over the threshold into the apartment's private hallway.

Hall

• Entering the apartment, there is a lightswitch directly on the wall to the left at 114cm high.
• The phone for the remote access system is located on the left wall at 114 high to let you allow access to visitors without the need to go down stairs to open the inner front door manually.
• The hallway is carpeted with short pile carpet in a light colour. It is 85cm wide and 1.9m long.
• Directly ahead is the doorway to the open-plan living area /kitchen . 1m in on the right is the door for the bedroom. 1m in on the left is the doorway to the bathroom.

Lounge

• Entering the open-plan lounge/kitchen the doorway is 70cm wide, opening inwards, hinged on the right operated by a handle 90cm high on the left.
• There is a four way rotary dimmer lightswitch 117cm high directly on the left wall as you enter.
• The floor is carpeted in a light coloured short pile carpet matching the hallway.
• The large lounge area is 5.9m long by 6.2m wide and contains two 3 seater sofas. One sofa is sat centrally in the room, the second is sat at 90 degrees to the other one. There is a 48cm high glass coffee table in front of the pair of sofas and a 30 TV with Freeview channels, with DVD and Video also in the cabinet.
• There is a window seat in the right side wall of the room, 50 cm high, 40 cm deep and 115cm wide. This is cushioned and looks across to the marina.
• A wooden desk with a single unpadded wooden chair, 50cm seat height is situated in the top left corner of the room. The telephone and the information folder are located on this desk.
• A circular table 114cm diameter and 76cm high sits nearest the kitchen on the left side of the room. Three wooden unpadded wooden chairs are with it, each with a 50cm seat height. The chair by the work desk is matching and can be used for dining four people.
• The apartment is built in to the loft of the building and so the ceiling is tapered to 1m high in places although the room is large enough for this not to cause any inconvenience but instead adds character.
• The wireless internet router is located in the lounge and login details are listed in the information folder.

Laundry

• Bedlinen and Towels
• Upon moving in we will agree a mutually convenient time and date to change your towels and bedlinen.
• On this date please place the following in the white laundry bag:
- All bathroom towels
- All bathroom mats
- All pillow cases (top ones, not the white protective ones)
- All duvet covers
- All white flat sheets
• Please leave unused towels beside the laundry bag.
• Upon collection of the above we will remove all the dirty laundry, make the beds up with fresh linen and leave you a clean set of towels each and bath mats.
• We respectfully ask that you do not remove the towels from the apartment for any other use.
• We also ask that you do not wash the bath towels or bedlinen yourselves under any circumstances.
• A washer/dryer is provided in the kitchen for your personal laundry, instructions are in the information folder.

Leisure Facilities

Bedroom

• The main bedroom is situated 1m along the hallway on the right, has a 70cm doorway, hinged on the left and opens inwards by use of an handle on the right 90cm high.
• The lightswitch is located directly on the wall to the right at 115cm height.
• A 6ft6" x 5ft double bed is fitted with the headboard against the wall.
• There is a 68 cm gap between the bed and the wall to the right, a 55cm gap between the foot of the bed and the far wall and a 210cm gap to the fitted wardrobe to the left.
• Either side of the headboard are lamps on drawer units, each 65cm high with five 30cm wide drawers in each. The lamps are fitted with in-line switches.
• Against the far wall is a multi-drawer unit 90cm wide x 100cm tall. There are fifteen drawers ranging from 16cm wide to 32cm wide
• The fitted wardrobe is 160cm wide with a hanging rail 155cm high and a shelf above 160cm above floor level. 25wooden coat-hangers are provided.
• There is a cupboard to the left of the wardrobe containing an ironing board, vacuum cleaner, iron and hairdryer.

Bathroom

• The bathroom is located 1m along the hallway on the left. The doorway is 64cm wide, is hinged on the right and opens inwards with a handle on the left 92cm high.
• The floor is carpeted to match the rest of the apartment.
• The lightswitch is operated by a pullcord directly on the left and is 120cm above floor level and operates the extractor fan at the same time.
• Directly on the left is the toilet with a 40cm seat height. There is a 90cm gap in front of the toilet to the opposite wall.
• Next to the toilet is a basin, 78cm tall. There is a mirror 27cm tall, 37cm wide above the basin with a lower edge 1.5m high.
• The bath is fitted against the end wall, 1.4m in from the doorway. It is 45cm wide internally and has grab handles on both sides.
• A shower unit is fitted over the bath.
• Over the basin is a mirror 28cm square with the bottom edge 145cm above floor height.
• An electric shaver socket is fitted into a light unit over the basin at 1.8m high. A silver push-switch on the left operates the light, a silver slide out cover reveals the shaver socket.

Self-Catering Kitchen

• The kitchen area is open-plan with the lounge area and has a floor area of 2.5m long and 2.3m wide.
• The kitchen floor is carpeted to match the rest of the apartment.
• It is evenly lit with extra lighting under the eye-level cupboards.
• The lightswitches are directly on the left hand wall as you enter at 117 high and operate the spot lights and under-eye-level cupboard lights.
• The 1 1/2 sink unit with draining board is directly ahead, 2.5m from the doorway, and is 15 cm deep.
• The washer/dryer is fitted under the sink to the left.
• Under the sink is a cupboard with bin and cleaning materials and beside that to the right is a full size dishwasher.
• To the left is the oven/grill and hob. The oven door drops down to open and the lowers shelf is 28cm from floor level. The grill is 65 cm from floor level.
• Worktops and the hob are 90cm high.
• There are three eye-level cupboards with the lowest shelf 140cm from floor level.
• There are two additional cupboards underneath the worktops plus a three drawer unit
• A fridge-freezer is in the left corner of the kitchen. The freezer is in the lower section (approx 1m tall) and incorporates 4 drawers, the fridge is in the upper section with the highest shelf 170cm from floor level.

Additional Information

• An information folder is provided in the lounge covering operation of heating, TV, cooker etc.
• There is good mobile phone reception throughout the apartment
• We have provided a wireless broadband router with login details provided in the information folder.
